It provides early clarity on:

  • how the local system works in practice

  • whether your plans are genuinely straightforward or quietly complex

  • where risk and responsibility are likely to sit

  • which decisions matter now — and which can wait

 

This is not design.
It is not project management.
It is independent judgement, applied early.

This review is most valuable if you are:

  • considering buying a property that requires work

  • planning renovation, extension or reconfiguration abroad

  • unsure which permissions or professionals are actually required

  • receiving mixed or informal advice

  • feeling pressure to “move forward” without full clarity

 

If you are simply browsing, this may be premature.
If you are close to committing, it often proves invaluable.

Each Project Clarity Review follows a consistent Stage 1 structure, adapted to the specific property, country and information available at the time.

 

The outline below illustrates how the review is organised — focusing on early risk, responsibility and sequencing, rather than design or delivery.

Stage 1 – Project Clarity & Risk Mapping typically includes:

1. Executive Summary — Stage 1 Assessment
A concise, reasoned overview of the project as currently proposed, highlighting whether it should be treated as genuinely straightforward or subject to more formal control and coordination.

 

2. Project Brief — Summary of Proposed Works
A clear record of what is currently being contemplated, based on the initial conversation and available information, establishing the reference scope for all subsequent analysis.

 

3. Site Analysis (based on available information)
High-level observations of the property or site, including known constraints, contextual factors and typical unknowns at this stage that may influence risk or approvals.

 

4. Risk & Dependency Register — Stage 1 Analysis
Structured analysis of how the proposed works interact with the local system, including:

  • planning or licensing implications (high-level)

  • technical submission implications (high-level)

  • approval and sequencing risks
    This section focuses on classification, dependencies and timing, not detailed regulations.

 

5. Professional Roles & Jurisdictional Context
Clarification of which local professional roles typically carry responsibility for design, approvals, certification and oversight — and where overseas clients often misunderstand accountability.

 

6. Project Roadmap & Master Project Plan (Stage 1)
An initial, structured roadmap setting out the logical sequence of decisions, appointments and approvals, used as the reference point for later stages.

 

7. How Habitar Supports the Project
Clear definition of Habitar’s role as independent, client-side advisor — and confirmation of what Habitar does not do.

 

8. Recommended Next Steps

Sometimes it leads to restraint.
Both are valid outcomes.

The Project Clarity Review is a paid, independent assessment.
The initial advisory call is simply to confirm whether the review is right for you.

It is not the review itself, and no analysis is carried out on the call. If the review is a good fit, it is commissioned separately and undertaken as a structured piece of independent work.
